Waterfront Home Services

The upkeep a waterfront home really needs

Waterfront homes often need specialized upkeep — docks and seawalls, salt-air wear, storm season. If you're researching a property, it can be useful to know the local service providers before you buy. For the trades, we point readers to The FL Home Pros, a network of vetted Florida contractors.

Central Florida waterfront homes: common questions

Where are the best waterfront homes in Central Florida?

On the lake side, Windermere (Butler Chain), Winter Park, Clermont, and the Harris Chain towns (Tavares, Mount Dora, Eustis) are the headline areas; Kissimmee and the Conway Chain add value and city-close options. On the Atlantic coast, New Smyrna Beach, Cocoa Beach, Ormond Beach, and Ponce Inlet are the classic choices. Each has its own character — start with our area guides.

Is it cheaper to live on a lake or the ocean in Central Florida?

Lakefront is usually cheaper to maintain and insure — no salt air and often gentler flood and wind exposure. Oceanfront commands a premium and higher upkeep but offers surf, beach access, and strong vacation-rental demand. The right answer depends on how you'll use the water.

How far is the Atlantic coast from Orlando?

Roughly an hour to 90 minutes east. New Smyrna Beach and the Space Coast around Cocoa Beach are the closest classic beach towns, which is why they're popular for both second homes and full-time coastal living.

What should I check before buying a waterfront home?

Confirm the type of frontage (true waterfront vs. access vs. view) and the navigable route to open water; inspect the dock, lift, and seawall and confirm permits; pull the flood zone and a real insurance quote early; and read any HOA or short-term-rental rules. Our buying guide walks through each step.

Is Lakeshore & Coast a real estate brokerage?

No. We're an independent editorial and curation site, not a licensed brokerage, and we don't represent buyers or sellers or provide MLS access. We point you to area guides, featured homes, and the licensed professionals who can give current prices and details.

How often do you publish new homes and articles?

We add featured homes and video walkthroughs on an ongoing basis and publish new articles regularly. Browse the latest in the journal, or explore the area guides and buying and maintenance resources any time.
